Title Transfer Information

Unfortunately, we cannot legally delete, add, or change the name on our records unless we receive a copy of an official deed which shows the change and has been recorded in Washoe County.

You may change the name on your title through a title company, or you can do it yourself. If you choose to do the change on your own, you will need to pick up a Grant, Bargain, Sale Deed at a stationary store, a title company, or you may use the form provided here (it is a PDF file, to obtain Adobe Acrobat Reader™, click the icon below). This form should be printed on 8½ x 11 inch paper. Please pay close attention to the margins that are set. Please fill it out appropriately (AP #, seller - include address, amount, buyer - include address, unit number, interval number, start day - such as Friday, date of signing, state, county, sign seller's name and print seller's name below line, have the form notarized). Click here for a sample deed. You will also need your parcel number (AP#). This number may be obtained by contacting the Accounting Office at 775-832-3594 or by e-mailing us at club-tahoe@sbcglobal.net.

After you complete the deed, you will need to mail it to Washoe County Recorder at P.O. Box 11130, Reno, NV 89510. Their phone number is 775-328-3661, and their web site is http://www.co.washoe.nv.us/Recorder. The cost for recording is $14.00 for the first page and $1.00 for each additional page. You may want to send a copy with the original deed in order to speed the process at the Recorder's office. Also, you will have to complete a declaration of value form. You may contact Washoe County for a form. Please visit their web site for further tax information and to download the Declaration of Value form. Section 1 requires the AP#; 2 is other - timeshare; in 3 write total value - the tax is $2.05 per $500 interval rounded up; 4 is only if you may claim an exemption; 5 is for percent interest; sign and fill out seller or buyer information (only one section needs to be signed and completed).

Once the deed has been returned to you, please send us a photocopy of the recorded deed (we will accept a fax transmittal, but the Recorder's office will not). At this point, Club Tahoe requires a $50.00 transfer fee to cover the cost of processing the paperwork. When the recorded deed and the transfer fee have been received, we will be able to change our records accordingly.


HELPFUL HINTS:

1. Make sure that the seller signs in blue ink. Sometimes it is difficult for the recorders to tell if signatures in black ink are original or copies. If they suspect that it is a copy or stamp, they will not record the deed.

2. It may take up to three months to get the original deed back. To speed up the process, make a photocopy of the deed and include a self-addressed stamped envelope. In about 1 week, you will receive a "conformed copy" of the deed. It will have the recording information on it, and it will serve for most legal purposes until the original deed is returned to you.

3. Be sure to print the seller's name underneath the signature.

4. Include both the seller's and buyer's address on the deed.

5. On the Declaration of Value, #2 Type of Property - check Other and fill in Timeshare.

6. Only the buyer or the seller needs to fill out and sign the Declaration of Value.

7. Be sure that there is a one inch margin on all sides. The upper-right hand corner must have a blank square for the recorder's use only.

If the joint tenant is deceased, the deed will need to be updated so that the surviving tenant(s) may transfer or sell the property. In order to do this, an Affidavit of the Death of a Joint Tenant form will need to be completed. Click here for a sample. The Affidavit of the Death of a Joint Tenant form, a certified copy of the death certificate, and a declaration of value form (you may be able to claim exempt for this, please refer to their web site as previously noted) will need to be sent to the Washoe County Recorder's office. Follow the same procedure as noted above.
